This year, we’re celebrating 40 years of creating award-winning retirement properties, designed for the over 55s. Founded in 1984, Beechcroft has spent four decades selecting exceptional sites in some of the most desirable villages and market towns across the southern counties.
Today, we continue to create beautifully crafted new build homes and converted homes, both retirement apartments and houses, that are stylish, energy-efficient, easily maintained and a pleasure to live in. Each of these luxurious retirement homes provides plenty of generously proportioned living space regardless of the number of bedrooms and either a terrace, balcony, private garden or combination of these.
An on-site Estate Manager handles the day-to-day administration of the development, organises the gardening of both communal and private gardens and is on hand to offer help and advice to residents. All Beechcroft’s retirement properties for sale are listed on this website, along with forthcoming retirement developments for the over 55s.

Explore luxurious living“I was pleased to discover Beechcroft welcomes pets – so many retirement villages don’t allow dogs and I have a six-year-old Cockapoo, named Coco. Of course, finding a home with a garden for Coco was a priority and, at Castle Gardens, I was able to buy a two-bedroom house with a private enclosed garden. Everyone seems dog friendly here; several of the neighbours have dogs and I have been for a few walks with one of them. Coco has settled down well. The first thing that came out of the removal van was her dog bed and she sat in the sunroom like a Queen Bee watching the removals.”

“We have always enjoyed travel but, as our former home was quite rural, we had to ensure the house and the boundaries were secure when we went away. Now, having an Estate Manager on hand is very reassuring, providing us with peace of mind when we go away.”
, Pinewood Place, Windsor
“I chose a very spacious, two-bedroom apartment, nicely tucked away and overlooking open fields. It is very well designed with masses of storage space – a vital and massive plus – and it has a perfect spot to place my non-negotiable piano which has a silent function so as not to annoy the neighbours.”
, Cotswold Gate
“It’s wonderful here – very quiet. Everybody is lovely but we don’t live in each other’s pockets. You have a choice whether you want to mix with people or not – there’s absolutely no pressure. We all respect each other – and we respect each other’s privacy. The communal gardens are lovely – we walk around at about 5 pm and take a look at the trees and the birds. It’s such a peaceful place to live – there’s a wonderful sense of tranquillity here.”
, Hampton Manor, Godalming
“Of course, it is difficult moving into an apartment from a large five-bedroom house but our new home is spacious. We are very happy with the apartment we chose - and with life here on our Beechcroft development, which is very peaceful. Our neighbours are very nice and we are able to live independently; the atmosphere is just right, friendly without being intrusive.”
, Hampton Manor, Godalming
“There’s a really good sense of community at our Beechcroft development – and we’ve made some new friends. Everything is coming together really well now that most of the neighbours have moved in”
, Orford Place, Ham Common
“I was a little worried that downsizing to a smaller home would prove too difficult but I am so glad I did. I love my house – it’s so convenient and compact. I have a small, private patio and every day, when I’m home, I take a walk around the landscaped gardens. Often when I’m busy indoors, I’ll realise that I haven’t had any fresh air so I’ll head outside – there are so many lovely shrubs and plants here to look at.”
, Orford Place, Ham Common
“We have a team of gardeners to handle the professional gardening work, including mowing the lawns, but every day I spend time sweeping and cleaning the pathways and the car park and checking on the properties here. There’s an abundance of trees at Hampton Manor and it’s important to keep the leaves swept up and to maintain the private and roof top gardens. I like the estate to look kept and tidy, as much as mother nature will allow.”
, Estate Manager
“I was living alone in a large house with a garden of about a third of an acre – and there was just too much maintenance. The location wasn’t ideal for retirement either: the village was small, without any local facilities. I decided it was better to make a move whilst I was fit and able to do so.”
, Maryland Place, St Albans
“I fell in love with the Beechcroft apartment as soon as I saw it. I viewed the show home and then bought the two-bedroom apartment next to the show home. Now, I’m living on the ground floor and I have a lovely private patio outside. Moving was a big decision but I am so glad that I have done it.”
, Pinewood Place, Windsor
“The people here have been so friendly but we respect other people’s privacy. You’re able to stay in the apartment and have a day off from everything or you can walk round the premises and soon find someone to chat to. You never need to be on your own if you don’t want to be.”
, Hampton Manor, Godalming
“This is going to be our final home and we are here for a great time so we don’t want any problems with buildings or gardens.”
, Cotswold Gate, Burford
“When we viewed Pinewood Place, we soon realised that it ‘ticked all the boxes’ for us. We were extremely pleased to discover that, although we were quite prepared to move into an apartment, we were able to buy a three-bedroom house.”
, Pinewood Place, Windsor
“This is a lovely place to live – the Estate Manager and his assistant are both very helpful around the site. The communal gardens are lovely and we are constantly discovering beautiful plants.”
, Orford Place, Ham Common
“Our first impression was that the building was very attractive – and compact. We didn’t want to live in a large development. In fact, we liked the Beechcroft development so much that we reserved an apartment on our very first visit.”
, Redcliffe Place, Tunbridge Wells
“One of the deciding factors was the estate management service. I don’t have to worry about anything outside – the external windows are cleaned and my private garden is maintained for me. I like to travel and I’m able to lock my door and go away without worrying about my apartment.”
, Maryland Place, St Albans
“Beechcroft’s ‘Move With Us’ service helped sell our former house which saved us feeling unsettled. It all worked out beautifully and we sold swiftly. We had the assurance that Beechcroft wouldn’t sell our courtyard apartment to anyone else.”
, Seymour Court, Thame
“These new homes certainly have the ‘wow’ factor. Beechcroft has created such a high-quality product. The dining/hall is such a good idea – it’s nice to be able to have a proper dining area – and all the rooms link into one another.”
, The Farthings, Leatherhead
