Buying Guide

Finding your perfect Beechcroft home:

If you register your details, we’ll keep in touch with you sending you:

  • Regular copies of our Beechcroft portfolio which includes all the details of our developments, both current and those that are in the planning stages
  • Invitations to our sales launches, show home openings and regular events throughout the year including summer garden parties and Christmas gatherings.

Reserving your new home:

  • Once you have chosen your new home, a member of our sales team will complete the reservation paperwork with you. Our sales team will ask for your reservation fee – but if you are using our ‘Move With Us’ service, we’ll hold your cheque until you have agreed on a sales price and marketing strategy for your current home.
  • On reservation, our sales team will show you the plans for your new home and for the development and give you full details of the fixtures and fittings, the parking or garaging, the communal gardens and an estimate of service charges.
  • Our sales consultant will advise you of a date for exchange of contracts and will add this to your reservation form.
  • Once we have completed the paperwork, you’ll be able to let your solicitor know about your reservation and the date for exchange of contracts. If you need a hand, our sales consultant will be able to help.

Buying off plan:

  • If your new home is still being built, you are buying off plan.
  • We will guide you leading up to your agreed exchange date but we may not be able to give you a completion date at this time as your new home may not be ready to move into.
  • We will give you a “Notice to Complete” 14 days before your new home is ready to move into.

From reservation to exchange of contracts:

  • If you’re using our Move With Us service, the team will help you through the buying process from reservation to completion including liaising with the estate agents and solicitors on your behalf.
  • If your current property is already on the market, we can liaise with your estate agents and solicitors, following the progress of your home sale and ensuring you will be able to achieve the agreed date for exchange of contracts on your new home

Step 1: As soon as the reservation paperwork has been completed, your solicitor will be formally instructed and advised of the date for exchange of contracts.  You will need to pay some fees at this time for your solicitor to carry out their local area searches, complete the transfer of ownership and check all paperwork is in order.

Step 2: Your solicitor will look through the contract documentation and raise any questions with Beechcroft that they feel necessary – and will let you know the results of the searches.

Step 3: Your solicitor will go through all the paperwork with you before you sign the contract on your new home.  You will need to provide a deposit on exchange, normally 10% of the price of your new home.  If your new home is ready to move into, you will be given a completion date and a “Notice to Complete” 14 days before legal completion.
